New condos in the $220s or less in Woodlawn

The South Side has a lot of homes priced for $250,000 or less, and most of those homes fall into one of a couple of categories: gut rehabs in places like Hyde Park and Kenwood, and the smaller condominiums found in large mixed-income community developments like Oakwood Shores. There are a smattering of new-construction condominiums spread out along some neighborhood streets, though, and a lot of the units in those buildings can go for the $250s or less.

Take the two Greenwood Manor three-flats at 6507 – 6509 S Greenwood Ave in Woodlawn, for example. Each of these buildings has one three-bedroom / 2.5-bath duplex with 2,400 square feet and two two-bedroom / two-bath single-floor units with 1,400 square feet. The larger units are listed in the $300s, but the smaller ones are priced from the $200s to the $220s, well within our starter-home range.

The two-bedrooms have hardwood floors, gas fireplaces, Kitchen Aid stainless-steel appliances, washer / dryer hookups, and bathrooms with custom tile, Botticino marble, Jacuzzi tubs, heated floors and frameless-door showers. Each has a rear deck (which would face east, I believe) and comes with one parking space with remote entry.

A two-block walk will get residents to 63rd Street, where they can walk or hop a bus west to the East 63rd / Cottage Grove Green Line stop or east to the Metra’s 63rd Street station. The Midway Plaisance and the University of Chicago are about six blocks north of the condos, and Jackson Park is a straight shot east along 63rd or 66th streets.
