New million-dollar condos under construction in Lincoln Park

Rubloff’s Mario Greco Group has begun marketing a five-unit building planned for 2446 N Racine Ave in Lincoln Park, with pre-construction prices ranging from the $970s to $1.8 million, according to Mario Greco.

For that money, buyers get almost 3,000 square feet, three or four bedrooms, and 2.5 or three bathrooms. Each unit spans 38 feet, the width of the building. Heated garage parking is included in the price.

Greco was confident the project will weather the slowdown in the housing market. “The higher-end stuff seems to be independent from market turmoil,” he said. However, he acknowledged that a cooler market makes any development a tougher sell. “There’s some nervousness there, but the builder is confident these units stand out.”

He pointed to the layouts as a selling point: the project comprises two duplexes-down and two duplexes-up. A single simplex is sandwiched in between.

Like many city developments, the condos will have combined living and dining rooms. They’ll also have separate kitchens with attached family rooms. The look is vintage, especially in the interiors. Greco said the finishes include “lots and lots of detailed millwork: archways, columns, pediments, baseboards, moldings, wainscoting, chair rails.”

We’ll have a rendering of the outside soon – Greco said it’s nowhere near as ornate as Burling Place, another Lincoln Park project he’s marketing.

Construction is underway on 2446 N Racine Ave, designed by Craig & Associates Architects, and deliveries are slated for spring 2008, Greco said. The new building replaces a more than century-old single-family home that Greco said looked “haunted, like Boo Radley’s house.”

One offer has been made at 2446 N Racine Ave, according to Greco.
