The home represents the median price for Lincoln Park homes with 1,750 to 2,000 square feet, but is still priced below the average price per square foot for homes in that size range.
The building dates back to the 1890s, but unit #1 has been updated over time and now features hardwood floors, two fireplaces, stainless steel appliances, 42-inch kitchen cabinets, and sliding-glass doors leading to a deck and patio. The master and second bedrooms are located on the home’s main level, and a family room and two bedrooms are located on the lower level. Parking is included in the price.
2009 taxes are $5,611, and monthly assessments are $177, covering water, parking, common insurance, exterior maintenance, and scavenger.
With a location just off Lincoln Avenue, the home earns a 92 (“Walker’s Paradise”) Walk Score and an 80 (“Excellent”) Transit Score from WalkScore.com.

My guess the price per square foot is more in line with other “conversion rehab” duplex downs of vintage buildings. The newer construction duplex downs in Lincoln Park will get higher dollar amounts on average ceteris paribus.
So, we’ll see if this is a deal. I have not seen this property yet.
