The median price of a condo in West Ridge comes out to around $167 a square foot, according to Redfin. Nevertheless, I tend to catch myself checking and rechecking my notes when I hear that a few 1,400 square-foot, three-bedrooms in the neighborhood top out at $235,000, or (surprise!) $167 a square foot.
That appears to be the case at Boundary Condominiums, the 30-unit gut rehab at 2528 – 42 W Fitch Ave, a block north of West Ridge’s Indian Boundary Park. The development has a mix of one-, two- and three-bedrooms units, according to Rubloff‘s Web site, although no one-bedrooms are listed at the moment. Prices range from the $160s for a one-bedroom / one-bath unit with 900 square feet to the $230s price point for the aforementioned three-bedroom / two-bath, according to Realtor Michelle Browne.
(FYI: Boundary Condominiums’ listings don’t include square footage, and given the building style – Rubloff’s being generous in promoting its “mid-century charm” – there may be reason to believe that these homes aren’t quite as large as they’re cracked up to be. Rubloff’s Web site does include sample floor plans for several units, including a one-bedroom, so you can try crunching the numbers for yourself…)
The condos are “way upgraded” with all the features expected from new-construction homes, Browne says: hardwood floors, 42-inch cabinets, granite countertops, Maytag stainless-steel appliances, over-sized showers with frameless glass doors, whirlpool tubs, Grohe and Toto fixtures, multimedia wiring and in-unit laundry. Monthly assessments will range from about $120 to $180, according to Rubloff’s listings. As an incentive, the developer is including one parking space with every home, Browne says.
