The 4-bedroom, 3 ½ bath contemporary home at 1010 Skokie Ridge in Glencoe sold for $615,000 in 2002. It’s currently listed with Jameson for sale at $399,900. The listing notes it as a pre-foreclosure “as is” sale with third-party approval required.

Based on the pictures and the listing description it appears to be in reasonable shape. Will the bargain-basement listing price elicit a bidding war and multiple offers?

    • This is a ridiculous deal and will close over asking price… maybe cash. Great curb appeal. The house was listed at $709K with a past agent up until June this year. Of course way too much, but a nice, fairly updated $399K house is hard to come by in any great North Shore burb and school district. This was a steal.

      I have experience with this listing agent.. savvy and I’d imagine there is a completed BPO by the bank (maybe the $499K that this listing came on at). Best strategy for lender shortsales (which a lot of the buyer market is wary of) is to go LOW… and get multiple offers.

      Also, did you catch the Redfin disclaimer on the link you provide for the property?

      “This home is flagged as a short sale. We’re sorry, we don’t tour or write offers on short sales in this area because of the slim chance that you’ll get the home.”

      That’s a standard Redfin disclaimer.

      The home went under contract very quickly. Looks like the strategy of pricing low worked. Will be interesting to see what the final price turns out to be.

      I’m seeing a lot of homes on the North Shore priced at levels that would have been unthinkable 2 or 3 years ago. Seeing that all over Chicagoland, in fact.
