Obscure Chicago neighborhoods – Brynford Park

Brynford Park is an easy-to-overlook, tiny pocket of Chicago’s North Park neighborhood. The neighborhood takes its name from its southeastern corner intersection of Bryn Mawr Ave and Pulaski Rd, formerly Crawford Ave.

Brynford Park is a mere six square blocks hosting just over 100 1920s-era homes, many in a Dutch Colonial style on 30-foot and wider lots.

Brynford Park children attend Sauganash Elementary School and Taft High School.

Brynford Park has convenient access to the North Park Village Nature Center and the Peterson Ave exchange on the Edens Expy. The Edens Fast Food Restaurant serves up one of the better hot dogs in this part of town.

Brynford Park is zoned RS-3, which typically only allows for single-family homes. A number of the properties in the area have been converted to 2-flats. If you’re buying a multi-unit property in the neighborhood you’ll want to check the Certificate of Zoning Compliance to determine whether it’s legally a multi-unit property. It may not be, and you’ll be at risk of having the illegal unit(s) vacated.

There are currently two properties listed for sale in Brynford Park. 5609 N Kedvale was recently listed for sale as a 2-flat for $260,000. The property is zoned RS-3 and the listed lot size wouldn’t allow a 2-flat unless the property has grandfathered zoning. 5714 N Karlov, which is listed as a single-family home selling for $249,900 has two kitchens according to the listing photos.
