As more of Chicago’s large apartment complexes make their exact apartment availability info accessible online, it’s becoming easier and easier to determine what’s available for rent in downtown Chicago.

The answer is: not much. That’s a different conclusion than you might reach from scanning the 1,000s of repetitive bait-and-switch ads with which the rental services flood Craigslist on a 24/7/365 basis.

Take Presidential Towers as an example. The sheer size of the development – 2,346 apartments in four 49-story towers – and the 100s of blind apartment finder ads at Craigslist would lead you to believe that you can move in tomorrow to your choice of apartments.

Not so. Turn off your speakers and visit Waterton Residential‘s online availability list for Presidential Towers. As of this morning, no convertible studios are available for immediate occupancy and the first vacancy is April 23. The community has 5 different studio floor plans, but only two of them have a total of 3 units that you can move into immediately. Only 3 of the 7 one-bedroom plans have a total of 9 available units. Five 2-bedroom, 2-bath units are available for immediate occupancy.

Do the math and you have a 0.6% vacancy rate – typically an indication that residents can look forward to increased rents.

You’ll find virtually every Downtown and Near North apartment complex on YoChicago’s at-a-glance apartment list and map. The list contains links to property websites, and you can check availability online at a number of them. The information will be far more reliable than what you’ll get from one of Chicago’s rental services.
