Open house review: a new-construction duplex in Beverly

Across the Metra tracks from 10352 S Walden Pkwy, Century 21 Sussex & Reilly is marketing another new-construction condo project at 10447 S Hale (a virtual tour is available here). The nine-unit building has three duplexes occupying the first and second levels and simplexes on the two levels above.

We toured a duplex on Sunday that when finished will have oak flooring throughout, a washer and dryer, included garage parking, granite counters, stainless steel appliances and 42-inch maple cabinets. Although floors hadn’t yet been laid in the basement and a few other details were still to be added, we got a pretty good feel for the place.

The kitchen, living room, master bedroom, master bathroom and second bedroom are upstairs. A laundry room, family room, additional bedroom and storage are downstairs. This duplex layout, which we’ve seen often, strikes us as an interesting division of public and private space: the upstairs seems suited for guests, and the downstairs is best for exercise equipment or an embarrassingly big TV or a table laid out with craft projects – something you wouldn’t show guests right away, but that’s important nonetheless.

Prices range from $249,000 to $355,000. So far one unit has sold, according to Tim Sheehan of Century 21 Sussex & Reilly, who was manning the open house on Sunday.
