This gut-rehab at 3911-21 W Addison on the Irving Park / Avondale edge offers buyers an old-style Chicago living experience. Addison City Villas’ 2 and 3 bedroom units are not the typical new construction condos. Less confined space compensated by high ceilings, more odd corners and, dare I say, warmth. This @Properties offering consists of 22 units expanded from the building’s original 41. The refinished wood floors and new everything are standard features of any gut rehab. Not top-of the line goodies here, but I like the solid feel of these old-style units.
The bedroom sizes are comparable to any new construction and the 3 bedroom units boast some superb space for the price (mid-$200s). 2 bedrooms are starting in the mid $100s. Remember, this is a rehab. The creak in the floors reminds you of that.
There’s no view to speak of and if a buyer’s been looking at new construction all day the lower ceilings and tighter corners might be a shock. But perhaps a refreshing one to the right buyer.
