Open house review: Irving Place condos

As a single white-collar(ish) male sliding into 40, I’m a likely buyer for Irving Place, a new condo development at 3300 W Irving Park Rd marketed by Atproperties. But while I’m not sold on the project, I’m willing to allow that it could be a good fit for someone looking to buy in an area still on the cusp of gentrifying – a part of town with room to breathe and still close to everything you want.

The four-story building features an elevator, a bonus for apartment dwellers used to walk-ups. Typical of most new condo developments I’ve seen, Irving Place gives you higher ceilings as a trade-off for fewer square feet. In the two-bedroom, two-bath model I visited, the living area and open kitchen created the feel of a studio apartment. And yet I’ve rarely seen a studio apartment this nice. The appointments are great and the cherry hardwood floors are a swell feature.

The island/granite/stainless/cherry kitchen combo is the checklist most buyers seem to be favoring these days and it’s an impressive set-up. Plenty of room to cook and serve for the entertaining single or couple. Just don’t invite too many people.

The master bedroom is on the small side; more than one bureau or set of drawers could be a problem. The master bath has a very clean beige marble look, as does the second bath. The unit boasts concrete between the floors and double drywall insulation between the walls. But neighbor noise is not one of those things easily tested.

The agent at the open house said there are approximately 15 one- and two-bedroom units left. Prices range from the mid $200s to mid $300s. If you’re looking for a clean-looking condo with the standard checklist, you could do worse. I’d say stop by and give Irving Place a look.
