This 72-unit gut rehab at 3727-41 N Milwaukee (Milwaukee & Kenneth) is among the latest in new housing along the Irving Park/Milwaukee corridor. Old Irving Place is a MK Development Group project, still in its construction phase. Already 30% sold, full completion of the project is anticipated by September, according to the Koenig & Strey/GMAC realtor showing the model.

Primarily 2 br, 1 ba, there are a few 1 br and 2 br, 2 ba units. The developers are working hard to make this complex fit among the aura of the surrounding Old Irving Park homes. The classy/quaint look of the exteror is already apparent, the quiet of the neighborhood enveloping. Only street parking is available to buyers but that’s never been a problem around here. (Although with all of the building going on…)

No expenses are spared for the interior. Granite/stainless/hardwood. Options to picks surfaces and colors are available, too. The unit is wired for sound with the stereo demonstrating at the showing – nice touch. Amenities you’d come to expect if you’re on the Open House trail – marble baths, washer/dryer in unit, etc. The drawback for me is the space. The model is tiny – TI-NY. Even the 2nd br is shown as a den/office, giving the tip off that this is not a place for the couple and first kid. The only problem being space. Also, there little to no closet space. A storage space is included. A buyer is going to need it.

Yet, Old Irving Place is not without its charm and benefits. A first-class rehab very close to Metra in a growing neighborhood. If you don’t mind the confines it could be worth a look. Prices from the mid $100s (1 br) to the mid $200s.
