Open House Review: Roscoe Flats

Roscoe Flats Living/dining area Jameson Realty Group has a new development in Avondale called Roscoe Flats, at 3028 W Roscoe St. These two-bedroom, two-bath units could be described as “loft-like” for their high ceilings and stone floors. The island kitchens are spread out, offering lots of room to work.

To my mind, a kitchen should always be a separate room, but I think the developers have maximized space pretty well in these units. The width of the rooms is great, so a high ceiling matters more here. In the model, the view facing west across Elston Avenue is less than appealing, but others might offer a better shot of the city.

Roscoe Flats atrium

A small, open air atrium adjoins the master bedroom and the living / dining area. I wouldn’t spend any time out there, (too confining), but I bet it’s a great cross-breeze feature to cool the place off in the summer. Some units do feature balconies.

The master bath is superb – all marble with a class, glass-door shower and a seperate tub. The other bedroom and bath are OK. The unit’s a little light on storage for my tastes but the washer / dryer space is well hidden in a large closet area. Prices currently are in the lower to high $300s. Jameson offers a handy area map with all relevant features. Not a bad pop over to the Blue Line or the freeway. Shopping and other goodies are close by. (The Fire Station is across the street for those with any pyro fears).

Roscoe Flats could be a good buy.
