Open Sunday – a Northbrook fix-and-flip

The Sunday open house schedule is light in most suburbs this weekend, extremely light in others. Glenview appears to be an outlier, with 32 homes open for viewing

There are only four open houses scheduled in Northbrook, but one of them is intriguing. It’s a 4-bedroom, 4 ½ bath, 2-story home at 1841 Maple Ave, on the market for just 11 days and listed at $675,000. It’s open from 11 to 1, well before the opening Beears – Packers kickoff.

The home is interesting for several reasons, the first of which is its location – on a quiet street a few short blocks from the Northbrook Metra station, downtown Northbrook, and Village Green Park. The service-intense Sunset Foods and Francesca’s North rank among local downtown favorites. Village Green Park is a year-round treasure that hosts an annual winter carnival, held last Sunday.

The $419,000 gap between the home’s acquisition and asking prices is also of interest. The home sold for $360,000 in August of 2005. After going through a foreclosure it came of the market in May of 2010 for $229,000 and closed in June for $256,000.

The home has apparently undergone a substantial renovation. Was it enough to command the asking price?
