Opera Lofts Chicago

It’s been almost two years since Opera Realty started offering up the inventory at Opera Lofts, 2545 S Dearborn St, as rentals. In reality, that probably killed their sales campaign, but developer-owned units were still hanging around on the MLS as recently as fall 2009. These days, the only homes available in any form or fashion are a couple of lofts marketed as short sales.

Units #330 and #528 were the second and third homes to close at Opera Lofts, way back in December 2007. Unit #330, a one-bedroom / one-bath loft with 1,099 square feet of living space and a 63 square-foot balcony (floor plan), sold for $277,500; in September, its owner listed it for $295,000, then proceeded to slash its price five times during the fall and winter, to its current price of $165,000. It has 17-foot ceiling heights, exposed brick, granite countertops, and stainless steel appliances. 2008 taxes are $4,214, and monthly assessments are $208.

Unit #528, a two-bedroom / two-bath with 1,537 square feet of living space and a 63 square-foot balcony (floor plan), sold for $362,500. It was listed in August for $299,900, and dropped to $289,900 in December. It has 19-foot ceiling heights, a lofted master bedroom accessible by a spiral staircase, an island kitchen with granite countertops and full-height glass backsplash, hardwood floors on the main level, a fireplace, and marble slab flooring in the master bath. 2008 taxes are $4,874, and monthly assessments are $272.

The Opera Lofts website lists 36 of the building’s 93 units as sold, 33 as rented, and 24 as unoccupied.

  • Any idea when their website was last updated and how accurate those Sales/Rental/Vacant numbers are?

  • The sales numbers match up perfectly with the Cook County sales records accessible through the Tribune’s website.

    The copyright date at the bottom of the website says 2011, but that could be set to change automatically and isn’t necessarily a sign of updates within the past month.

  • I went to see an overpriced unit in this building last week and was turned off by the price and the people in this building there was a maintenance guy cleaning the floor and he made a very rude gesture with his tongue in a sexual manner if they have people working there like that I wouldn’t want too live there .

  • I agree fully with u Mary I rented a unit for a year and this place wasn’t well kept from trash all over the front of the building too rude staff I had the same issue when I moved in with the short maintenance person he seemed to be a pervert always looking at me in a sexual way it seemed he didn’t really even talk English when I asked him too stop I would not suggest renting nor buying at a place where it’s staff is like this and my car was broken into twice right in front of the building and packages where stolen as well if u wanna get robbed move here .

  • My experience has been a little different, I moved in here in 2010 after I rented my place 10 blocks south of here. I love it, it is a beautiful buiilding, the finishes I think are very high end, and I found for the most part the other tenants are pretty friendly. The units are a little over priced with nothing in walking distance, but I am sorry to hear this has happened to anyone, noone will win in this situation, not even the bank.

  • Don’t get me wrong the place is very nice but the sports bar on Friday and sat nights have been bad trash and beer bottles all over as I walked my dog there where used condoms on the side street by the e way the area is just not set up for upscale loft living and it seems like prices stay the same I mean $190 for parking when they haven’t sold a unit in 2 years cut the people who live here a break and maybe the renters will buy a unit …..

    T woods and Mary I Kline supplied the same phony e-mail address, so yes this is a suspicious pattern.

    I always recommend completely discounting comments – positive or negative – from anyone who doesn’t have a verifiable identity.

  • I am thinking of renting a unit here. Does anyone have any comments on the safety of the neighborhood? I will take a bus mostly.
    Not sure if I should rent this for its size and the apartments are high quality or just get something smaller and closer to downtown for my money.
