Price drops $20,000 for last one-bedroom at 1428 W Walton St

1428 Here’s one I came across during my trip through Noble Square last month: Urban Search Realty is marketing the last condo at 1428 W Walton St and recently dropped its listing price from $279,000 to $259,000.

With the developer’s preferred financing plan, owners may even be able to “own for less than rent,” according to a sign outside the building.

The one-bedroom / one-bath, first-floor home on the south side of this converted eight-unit building has 10-foot ceiling heights, tall bay windows, stainless-steel appliances, granite kitchen countertops and washer / dryer hook-ups.

Although Urban Search’s Web site does not feature a floor plan, the site does state that the condo has a 20′ x 15′ living area, an 8′ x 7′ kitchen and a 12′ x 8′ bedroom.

Designated alley parking is available, according to the site. An Urban Search representative did not know whether the space came with the unit, but if any of the neighborhood’s other developments are any indication, parking probably is part of the package.

Given the neighborhood in question (and the street in particular), some readers may suggest that the price needs to drop a little more to make this unit appealing, and they may be right. The closest one-bedroom conversions I could find in West Town were the two at 1310 W Ohio St that Mark wrote about a couple weeks ago. Those are listed from the $230s to the $240s, with estimated assessments almost identical to those at Walton Street.
