Prices seem to be going up and down on several units in Lennar‘s Library Tower, located at 520 S State St in the Loop. Although the price points for one- to three-bedroom condos in the 17-story high-rise are listed from the $370s to the $880s at NewHomeNotebook.com, sales manager Andrew Baasen says he has one-bedroom condos priced as low as the $250s, as well as a 2,200 square-foot three-bedroom penthouse priced in the low $900s.
The one-bedroom priced in the $250s is unit 712, a 865 square-foot condo on the west side of the building. Baasen says he also has a 1,055 square foot one-bedroom / one-bath on the seventh floor priced in the $310s. Two-bedrooms start in the $350s for a 1,265 square-foot home, and three-bedrooms are priced from the $450s to the $900s.
Baasen says the lowest price per square foot is about $250, but the building average is probably closer to $350. Garage parking, which was once priced at $40,000, is now $20,000.
I don’t have an exact figure for how many homes are still available in this building, but Baasen seems upbeat about recent sales and says he gets about ten visits per week in the sales center.
