A couple weeks ago, Yo reader Eric Rojas suggested that “$500K anywhere on Ashland will get you more than 1200 sq/ft, will have parking included (garage probably) and an assessment of $150-200.” That was in reference to The Ashby, a building at 3844 N Ashland Ave featuring three 1,000-square-foot, two-bed / two-bath units with oversized terraces priced at $500,000.

Turns out Eric was right. Not only can $500,000 get you a 1,800-square-foot, three-bed / two-bath condo on Ashland, but you can find such a place right across the street from The Ashby.

About half of 3823 N Ashland’s 22 condominiums are available for purchase and ready for occupancy. Along with the aforementioned $500,000 condos, the building also contains 1,200-square-foot, one-bed / two-bath units starting in the $360s and 1,800-square-foot, three-bed / two-bath penthouses (with rooftop decks) starting in the $690s.

Features include granite countertops, 42-inch cabinets, Moen bath fixtures and gas-start, wood-burning fireplaces. All condos have private terraces or balconies.

Prices include the cost of indoor heated parking, something that’s sold separately at The Ashby for $25,000 a pop.

(A year ago, 3823 N Ashland was advertising 33 condominiums and price points going up to the $720s, in case you were wondering.)

  • Thanks for recognizing that the Ashby is ridiculously priced. I think more than a few of us called that one.

    3823 looks like a solid building, but I find it hard to believe that any rational person would sink almost $800K into a condo on Ashland. Would they even appraise out in this market? These units approach Calatrava Tower pricing!

    There are so many better alternatives on quiet streets in real neighborhoods. Ashland is a traffic corridor.

    I wish them well but predict a long way and more than a few price reductions until sold out.

  • Thanks for the shout out Joe, and paulj is right on this one. Good looking building, the Ashby, pretty shocking pricing initially.

    However, my comments were a general statement in response to someone’s comment about “1200 sq/ft condos for $500K” on Ashland. They grossly overstated prices without context etc… I was not referring to this property specifically.

  • Wasn’t trying to imply you were pimping this development, Eric — the comment just popped into my head as I was reading up on 3823 and seemed apt when looking at how it sized up with its neighbor.
