Price reductions at The Catalina in Lincoln Park

It seems like it was only yesterday that we were giving The Catalina, 2524 – 2530 N Ashland Ave, its formal introduction to the Yo community. Now, just four months later, we’re seeing price reductions there. In August, prices in the 12-unit building ranged from the $480s to the $770s. According to Jim Miller from Jameson Real Estate, those prices have come down about 5 percent, and he says it’s likely that they’ll be cut by an additional 5 percent in the future.

“Ashland has a stigma to it for some reason,” Miller says, explaining why Chicago Graystone Development feels compelled to lower the prices. “There’s been a lot of development on Ashland, and people continue to build nice buildings there,” Miller adds, but he says that because it’s a busy street on the west side of Lincoln Park, it can be difficult to sell homes there.

With the price cut, prices for the remaining two- and three-bedroom condos are now priced from the $450s to the $720s. According to the development Web site, six available homes include two two-bedroom / two-baths and four three-bedroom / three-bath duplexes.
