Ravenswood Manor: What’s selling, what’s for sale

The Northwest Side neighborhood of Ravenswood Manor was the site of at least 14 single-family home sales in 2010, but right now has very little to offer buyers: just three homes are listed for sale in the corner of Albany Park bounded by Montrose, Sacramento and Lawrence Avenues, and the Chicago River. The listings represent a good price spread, matching 2010’s range of closing prices, which stretched from the $410s for a two-bedroom home to $1.34 million for a five-bedroom.

2936 W Eastwood Ave (above) is a three-bedroom / two-bath home with 1,575 square feet, priced at $545,000. It features natural woodwork, hardwood floors throughout, a beamed ceiling in a formal dining room, and leaded-glass windows. It was updated in 2003 with new kitchen finishes, two new baths with whirlpool tubs and granite vanity tops, a new walk-out deck, underground sprinklers, an upper level balcony, and a two-car garage. 2009 taxes are $8,556. 2860 W Giddings Ave is a three-bedroom / three-bath home priced at $850,000. The “pristine Arts & Crafts bungalow” sits on nearly three lots, and features a stone / wood foyer, a living room with wood-burning fireplace, a sunroom, hardwood floors, an island kitchen with cherry cabinets and granite countertops, a master suite with a vaulted ceiling and walk-in closet, a master bath with glass-enclosed whirlpool tub and double vanity, zoned heating, and a landscaped back yard with a goldfish pond, fountain, and vintage statuary. 2009 taxes are $6,124. The building sits on a double-corner lot and is being marketed as a candidate for a single-family conversion. It features a walk-up attic, a 900 square-foot rec room, hardwood floors throughout, a tile roof, zoned HVAC, a two-car garage, and five outdoor parking spaces. 2009 taxes are $11,506.
