Rent barometer: Chicago's East Garfield Park

Since we didn’t see too many comparable units in the neighborhood, we stretched the boundaries a bit to include West Garfield Park. Given the recent spate of development in the broader Garfield Park area and the city’s continued efforts to promote the Garfield Park Conservatory, we were pleasantly surprised to find that rents are still reasonable.

-For $1,150, you can lease this four-bedroom two-bathroom apartment on the 3300 block of West Fulton Boulevard. Located on the first floor of a red brick two-flat, the unit has eight rooms, “vintage wood floors” and “about 1,850 square feet” of living space, according to a Craigslist ad. Updates to the kitchen include new cabinets, a microwave and a dishwasher. There are no specifics with regard to bedroom sizes or closet space, but bathroom floors have been updated with ceramic tile. Other features include in-unit laundry (stacked), a sun porch and a high-efficiency gas furnace. The tenant pays gas and electric. The availability of parking is not specified.

-For $1,195 (just a few dollars more) you can rent this four-bedroom two-bathroom apartment in a graystone at Monroe Street and Homan Avenue. The unit has hardwood floors throughout, with separate living and dining rooms and a picture window facing the street. The large eat-in kitchen has new cabinets and a dishwasher. Each bedroom has its own closets, but room dimensions aren’t specified. The apartment also has an enclosed back porch and comes with a parking space. While there are no laundry machines in the unit, there is a laundry hook-up. The tenant is responsible for utilities.

-At $1,250 per month, this three-bedroom one-bathroom apartment on West Monroe Street is the most expensive of the three. But at 2,000 square feet, it’s also the biggest. Along with hardwood floors, the unit has 12-foot ceiling heights. The kitchen features “newer” cabinets and lots of storage, according to an ad on Sublet.com. However, bedroom dimensions aren’t disclosed. Other features include recessed lighting, ceiling fans, a deck, an enclosed porch and gated parking. The building features on-site laundry and forced air. The tenant pays gas and electric.
