Rent check: 1600 Museum Park

I see no signs of drastic price cuts at The Enterprise Companies1600 Museum Park, 1629 S Prairie Ave, despite the building’s sales still lingering just over the halfway mark. Coldwell Banker still lists 131 homes for sale in the 274-unit building, and the prices appear to be in line with (or even slightly elevated from) the numbers we’ve reported in the past.

Right now, one-bedroom / one-baths with 900 to 916 square feet are priced from the $310s to $750s, two-bedrooms / two baths with 1,215 to 1,400 square feet are priced from $360s to $750s, and three-bedroom two-baths with 1,567 to 1,580 square feet are priced from the $640s to $660s.

Just three condos are listed on the MLS as rentals. All three are two-bedroom / two-baths with approximately 1,400 square feet. The only differences among the three are their locations within the building, and they are priced accordingly:

  • A 22nd-floor condo listed at $2,450 a month
  • A 30th-floor condo listed at $2,600 a month
  • A 31st-floor condo listed at $2,800 a month

A search on Craigslist surfaces just one more home for rent: a 916 square-foot one-bedroom on the 19th floor, priced at $1,600 a month.

Among the amenities Enterprise and Coldwell Banker promote for 1600 Museum Park are an outdoor swimming pool, a rooftop sundeck with views of Lake Michigan, Burnham Harbor, and the Chicago skyline, a fitness center, men’s and women’s locker rooms and saunas, a penthouse clubroom with full-service kitchen, and 24-hour door staff. Construction wrapped on the building this spring.
