North Water is a 52-story multi-use tower at 340 E North Water St in Streeterville.

The building includes a 400-room Loews Hotel, restaurants and bars, 398 rental apartments and 232 parking spaces.

Construction began in November of 2012. The first residents began moving into the building in March 2015.

DRW Holdings was the developer and Solomon Cordwell Buenz the architecture firm.

The building makes a strong statement in the area due to its height of over 600 feet, its large footprint at ground level, the striking blue glass of the slab, and the relative openness of its surroundings.

The apartments

The apartments begin on the 15th floor, above the hotel. The mix includes studio, convertible, one-, two-, and three-bedroom floor plans. There are 30 studios, 235 one-bedrooms, 142 two-bedrooms and 9 three-bedroom apartments.

Apartments have wood-look flooring in living areas and carpeted bedrooms. Kitchens have gas ranges, stainless steel appliances, quartz counter tops, under-mount sinks, and tile backsplashes.

All of the apartments have in-unit washer / dryers. An east-facing studio’s floor-to-ceiling windows serve up great views of the lake and, in season, the fireworks at Navy Pier.

Corner 2-bedroom, 2-bath apartments have two walls of windows and balconies, making North Water the only new building in Streeterville with private outdoor space.

The two-bedrooms have the preferred split-bedroom layout.

Views. The residential tower is sited on a north / south axis to maximize views of Lake Michigan, the Chicago River and the downtown skyline.

The views to the east will remain unobstructed until the Chicago Spire site is developed.

Views to the west are optimized by the tower’s location at the eastern edge of the site and by Ogden Plaza Park, an open space just west of the building.

Amenities, services, policies

Residents have access to the facilities of the Loews Hotel, but hotel guests do not have access to the resident-only amenities on the 15th and 50th floors.

The lobby sets a tone of quiet sophistication for North Water’s extensive amenities.

The 15th floor fitness center has a good variety of cardio and strength training equipment, dramatic views of the lake, and a separate area that can double as a yoga studio.

The pool deck is on the 15th floor.

A grilling area and an outdoor lounge area with a large-screen TV are adjacent to the pool,

There’s a large resident lounge on the 15th floor with a media area, a large bar and a comfortable seating area looking out onto the pool deck.

The 15th floor also hosts a coffee bar, computer workstations, a printer and a small conference room.

Residents who want to enjoy day-long sun and spectacular views of the lake and Navy Pier fireworks, can gravitate to the sundeck and resident lounge on the 50th floor.

The 50th floor resident lounge has distinct functional areas: a quiet zone for relaxing or small gatherings, a fully-equipped kitchen with a large island, and a comfortably-furnished media center.

The lounge has wall-to-wall, floor-to-ceiling windows looking out over the lake.

North Water is pet-friendly and smoke-free. The building has on-site management, maintenance and leasing staff, and 24/7 door staff.

The location

North Water is in the southern part of Streeterville, a half block from the Chicago River, midway between Michigan Avenue and Navy Pier.

Shopping. Treasure Island, which bills itself as “America’s most European supermarket,” is a few blocks northeast.

Whole foods recently opened a block north of the building.

A Walgreens Pharmacy is a block north of North Water.

Michigan Avenue’s Magnificent Mile shops begin 4 blocks northwest of the building.

Dining, nightlife, entertainment.
There are literally 100s of dining and nightlife options within blocks of North Water.

If you’re a bowling or movie buff, just a block north and east you can hit the lanes at Lucky Strike then head downstairs to catch a movie at AMC River East.

Parks, recreation. The building has good park access, beginning with the best proximity of any of the new Streeterville buildings to Millennium Park and the new Maggie Daley Park, which are a half-mile south.

North Water is four blocks from Navy Pier, Jane Addams Memorial Park, Ohio Street Beach and the Lakefront Trail.

River Esplanade Park, home to Centennial Fountain, is a short block south of the building.

Lake Shore Park, which has a running track, softball fields, tennis courts, a playground and a small field house, is a half-mile north.

Transportation. Access to CTA and Metra train lines is inconvenient from North Water.

CTA bus service, via multiple routes, is excellent along Michigan Ave, Illinois St (one-way East-bound) and Grand Ave (one-way West-bound). The #124 bus just outside the building on Columbus Dr connects to Navy Pier, Metra’s Ogilvie Transportation Center and Union Station. The #66 bus travels to northbound CTA train lines, including the Blue Line to O’Hare airport. Many residents of North Water are likely to opt for cabs as their preferred mode of public transit, and cabs are always plentiful in the area.

Zipcar car-sharing locations and DIVVY bike stations are nearby.

North Water has convenient access to and from Lake Shore Drive. Reaching I-90/94 and the rest of the city’s expressway grid can often be time-consuming. Expect near-gridlock conditions when there’s a major event in the neighborhood.

Chicago Water Taxi offers seasonal commuter service between Michigan Avenue and Madison Street, affording 435 residents a pleasant, low-cost way to reach the Loop and the Willis Tower.

The competition
