River North’s best apartment towers – affordability

Earlier posts in our series on the best apartment towers in River North concentrated on their location. We spotlighted the buildings with the best views, the most convenient grocery shopping, the best access to retail shops, public transit, parks and beaches , the expressway grid, the most nearby dining and nightlife, and the shortest walking distance to the Loop.

Our take is that newcomers to River North will enjoy the neighborhood more if they’re living closest to what they see as most important in their daily lives, and that explains our focus to date.

In this and later posts we turn our attention to aspects of River North’s buildings and apartments, starting with affordability.


River North is one of Chicago’s priciest neighborhoods. Two full-amenity buildings consistently come in at the lower end of the rent scale in River North: Asbury Plaza and River North Park. It’s no coincidence that they’re the oldest and second oldest apartment towers in River North, built in 1981 and 1986, respectively.

The rental market in River North is currently highly competitive, and a number of buildings are offering “free rent” deals that discount rents well below nominal prices. Be sure to inquire about deals at any building you have an interest in.
