Mondial, ChicagoWaterton Residential is stepping up the incentive offerings at Mondial in River West after reaching more than 80% occupancy since it began its rental program.

The project currently, according to an email and accompanying pricing sheet sent to rental agents, has 2-bedroom, 2-bath units available, renting from $2,486 to $2,927 per month. A 3-bedroom, 3 ½ bath penthouse is priced at $9,167 and a 4-bedroom, 3-bath penthouse for $7,334.

If you visit the you’ll see a different pricing story on the 2-bedroom units: the actual availabilities start at $2,753 a month rather than the $2,486 referenced in the email, which was sent yesterday.

Rents do not include gas, sewer, water and trash fees, estimated at $80 a month per 1,000 square feet, or electric, cable and Internet, which are individually billed. Other charges include a non-refundable $50 per applicant application fee and a $400 administrative fee. Residents are required to purchase renters insurance. Non-refundable pet fees include $250 for cats, $400 for dogs, and $25 per dog per month pet rent. Garage parking is $175 per month for one vehicle, and $300 per month for two.

The second month rent is free, and a free parking space is included for one year for 12-month leases that begin on or before November 30.

Mondial is offering 125% commission on select units to the rental agents we call bedbugs, and we highly recommend that you negotiate a portion of that commission back for yourself if you rent at Mondial through one of them.

    Seriously? Every newer construction condo I’ve rented in the past 6 years has had those utilities (except internet) built in to the rent. Pet fees are fine but $400 administrative fee?! Talk about nickel and diming. $2700/month for 2bd/2bth also seems like a stretch given the location and the mediocre-modernist quality of the units I’ve seen. There is so many better comparable units out there for sale in much better locations.

  • Agreed. The incentive to agencies (and renters w/ the second month free plus free parking) is huge, which I don’t see as a great indication of competitive rates.

    I believe they were asking for $200/month to park in the garage during construction. If you factor that in and take away the extra 1.25-month rent (keeping a 100% commission…that’s average, right?), you could cut the rate on that 2br to $2,270/month (no parking). That seems closer to reality, but they’re still nickle and diming people with those fees.

  • They continue to nickel and dime you after you move in if you need anything. Its a big rip off.

    The building is far from “luxury”. The “24 hr” doormen aren’t even scheduled a good 20% of the time. And when they are there, they offer the weakest level of service, no informing of packages, no holding the door when you have bags of groceries, nothing. Maintenance is equally “unluxurious”.

    We’ve lived in buildings worth the extra coin, this is not one of them.

  • I have the 2 penthouses listed, they were reduced to 7050 (unit 710) and 7500 (unit 1409)… parking is an additional 250/each.
    The rent on these units includes all utilities except for gas. We co-op half a month – as is the standard.
