Firebird Development's Rogers Park two-fer

greenleaf crossingIt’s not only in San Diego that buyers are encountering ‘buy one, get one free‘ offers. In Rogers Park, people who buy the first-floor, two-bedroom condos at Firebird Development‘s Greenleaf Paulina Crossing can get the garden units below for free.

“It’s basically a pre-construction opportunity,” says Baird & Warner sales agent Trevor Engelhard, who’s marketing the development. Under this deal, garden units will be delivered unfinished, and buyers will assume the cost of finishes and installing a stairwell between the first floor and the garden level, thereby converting the two separate units into a duplex.

Engelhard estimates the cost of installing a new stairwell and finishing the garden unit is between $20,000 and $25,000. The garden units have the same footprint as the units above them, so the deal should double the square footage, he says.

Buyers of these first-floor units won’t just get double the space, they’ll also get almost double the value: The garden units alone are priced in the $180s, while the first-floor homes with their corresponding garden units are listed between the $200s and $270s.

Engelhard says there are about 10 first-floor units available in the courtyard conversion at 1700 W Greenleaf Ave.
