Rubloff selling luxury Bronzeville conversions

It’s a sign of the times in Bronzeville that Rubloff Residential Properties has set its sights on the up-and-coming neighborhood just south of the South Loop. Rubloff, which is known for its listings in Lincoln Park, the Gold Coast and other tony downtown communities, is selling two new luxury condo conversions that are part of a renaissance in Bronzeville.

The developments by Renaissance Vintage Homes and Highland Design Group include 14 condo units in two turn-of-the-century buildings, located at 4311-4115 S. Forrestville and 4335 S. Vincennes, according to Mario Greco, the Rubloff agent selling the projects.

“It is one of the hottest, if not the hottest time to be in Bronzeville,” Greco said. “The investment returns right now are better in Bronzeville than on the North Side.”

The gut-rehabbed condominiums include new plumbing, electrical and HVAC systems, according to the developers.

“In other words, these are brand new 21st century homes developed behind a beautiful 19th century façade,” Greco said. The condominiums range from $179,000 to $349,000.

At 4311 S. Forrestville, there are four three-bedroom residences, each with 1,800 square feet of living area, priced from the $230s to the $240s. In addition, two duplexes, each with four bedrooms, 2.5 baths and 3,400 square feet of living area, are priced at $349,000, Greco said.

The 8-unit center-entrance building at 4335 S. Vincennes features three-bedroom two-bath residences with 1,600 square feet of living area. Six of the three-bedroom units range from the $230s to the $250s. Two three-bedroom garden units are priced at $179,000.

The vintage condominiums are expected to be ready for occupancy in less than 60 days, Greco said.

He noted that signs of rejuvenation are everywhere in Bronzeville.

“You have the new Harold Washington Cultural Center at 47th and King Drive, a beautiful new facility featuring world-class recording artists like Nancy Wilson,” Greco said. “You see vibrancy around the tree-lined, grand boulevards in Bronzeville and new residential projects under construction.”
