Sales Center Saturday: Inside Marquee

I didn’t walk away from Marquee with any video, but I did take a look around one of the building’s two-bedroom models near the end of my “Sales Center Saturday” walk-around in the South Loop.

Marquee, 1464 S Michigan Ave, ChicagoSedgwick Properties is down to 26 unsold homes in the 25-story, 208-unit high-rise at 1464 S Michigan Ave, according to Jameson‘s latest price sheet. Those units range from a one-bedroom / one-bath unit on the 20th floor, priced in the $240s, up to one three-bedroom / three-bath penthouse on the 24th floor, priced in the $940s.

Most of the available homes fall in-between: two-bedroom / two-bath units like the one pictured here, priced from the $330s to the $420s and carrying monthly assessments of $230 to $260. (By comparison, two-bedrooms half a block north at Michigan Avenue Tower II range from the $390s to the $430s.) The homes have been finished with oak hardwood floors in the living room, dining room, kitchen and hallways, and berber carpet in the bedrooms. Most have 10-foot ceilings and either balconies or terraces.

Jameson broker Amy Kisielica seemed pleased with traffic through the sales center under the circumstances. One visitor, she said, was finishing school next spring and wanted to move into a new condo by August, while another seemed interested in a unit but needed to sell his current home first. Many sales managers tell me that buyers are “looking everywhere” for homes these days, but Kisielica said that most of the people who have expressed an interest in Marquee or Sedgwick’s Terrazio mid-rise lately have been interested specifically in a South Loop home.

As I reported last week, Sedgwick plans to offer a 3-percent “guarantee of appreciation” discount on all remaining units.
