SoNo, 860 W Blackhawk St, ChicagoSoNo‘s closeout has begun. According to a new press release from @properties, the 15 condos still for sale in the 199-unit building, located at 860 W Blackhawk St, include:

  • One-bedroom / one-baths with 796 square feet, priced from $249,900 to $256,900
  • One-bedroom / one-baths with 905 square feet, priced from $287,900 to $293,900
  • Two-bedroom / two-baths with 1,416 square feet, priced from $399,900 to $421,900
  • A three-bedroom / two-bath with 1,656 square feet, priced at $481,900

SoNo’s condos feature floor-to-ceiling windows; 9-foot ceiling heights; hardwood floors in the living areas; solid-core interior doors; private balconies or terraces; kitchens with granite countertops and KitchenAid stainless steel appliances; and baths with marble floor tile, marble countertops and Grohe fixtures.

Garage parking ranges from $9,000 to $21,000 per space. SoNo has been approved for FHA-backed loans requiring as little as 3.5-percent down.

Not long after I posted my video interview with SoNo owner Kim Hamilton, we met photographer Greg Lindsey, who’s shooting scenes of Chicago for Getty Images. With Kim’s help, Greg was able to shoot some stunning, high-def video panoramas of the city skyline from Sono’s east-facing balconies.   • These prices are nothing new, so along with the “closeout,” I would be expecting some “closeout prices.”

    I have been following this development for two years, and these prices have not moved for over a year. They had a mortgage rate special this year, but as mortgage rates have gone down, their special evaporated.

    I would love to purchase a unit at SoNo, but budge on your pricing a little.

  • SoNo has successfully sold out the condos in this great development due to the overall views, location and spacious floorplans – the developer made a 20% price reduction on the developer over 1.5 years ago and it has shown to create an incredible amount of sales at the development with only 15 units left in a 200 unit complex. By far the best selling development in the Chicagoland area. Not to mention the Southeast corner unit is sold out and there is a waiting line for individuals wanting to buy this unit and hoping one comes back on the market through resale, I am sure this will not be sold for a loss either…. obviously waiting two years to buy a condo and expecting another price drop on a high performance building such as SoNo is not likely… rates are incredible right now and deals are there, here is the trigger – pull it

  • Agreed. I own a large northwest corner unit with a stunning view from the 16th floor. I’ve been offered more than I paid for it already. There’s truly nothing like it in Chicago.

  • The comments on every SoNo thread just sort of reek of a second-rate stealth marketing campaign in violation of FTC rules.
