Sales update: Another price cut for Ardmore Academy's last townhouse

Byrne Development has trimmed the price of Ardmore Academy’s last unsold townhouse once again, cutting the price from the $590s to the $570s. That represents an overall reduction of more than $40,000 since last December, judging from old Yo posts. Whether that’ll be enough to attract a buyer right now is anyone’s guess.

The 2,100 square-foot townhouse at 1409 W Ardmore St has three bedrooms and 3.5 baths and two rooftop terraces. Byrne has finished it with crown molding, Viking and Bosch appliances, Canac cabinets, and granite countertops and backsplashes. Garage parking is an additional $15,000, and assessments for the unit are estimated at $125 a month, according to Coldwell Banker‘s listing.

Ardmore Academy Rowhomes is, to our knowledge, is Edgewater’s only active townhouse development. Its other four townhouses, which ranged in size from 1,600 to 2,100 square feet, sold from the $420s to the $600s between October 2007 and August 2008. Even with the latest price reductions, its one available unit is still priced about $60 above the median price per square foot in the neighborhood, according to Redfin‘s neighborhood data.
