Sales update: Astoria Tower sales center and models to open in February

Rendering of Astoria Tower, 8 E 9th St, ChicagoOne thing we hear repeatedly from developers and agents alike is that buyers have little interest in shopping off of floor plans, even if they’re certain that a high-rise will get built. These days, they want to see a unit up close before signing a contract, which makes a finished model more important than ever.

It must be doubly important for Astoria Tower Residences & Spa, a development seemingly without a Web site, and by extension, without downloadable floor plans. (We’ll keep an eye on the old URL over the next few weeks to see if the site pops back up.)

Provence Development Group’s 30-story tower at 8 E 9th St in the Loop is about 70 percent sold, which might put it in a slightly more comfortable position than new-construction neighbors like Library Tower or Vetro, but if it wants to generate any interest in its unsold inventory without an online presence, it’ll definitely need a condo or two to show off.

Thankfully for the developer, the tower’s lower levels should be ready for occupancy by mid-February, meaning Coldwell Banker Residential Brokerage can start staffing an on-site, ground-floor sales center and taking potential buyers through a variety of finished floor plans.

Provence has sent out notices to buyers and will start closing units by the end of March, says listing agent Tom Hartmann.

Hartmann has listed 12 floor plans on the MLS including several one-bedrooms priced from the $230s to the $330s and two-bedrooms priced from the $390s to $680s. The listings don’t include floor space, but old Yo posts mention a range of 627 to 1,225 square feet.

Deeded indoor parking spaces are still selling separately from $40,000 to $42,000, Hartmann says.
