Sales update: Catching up with the condos of Buckingham Place

On Monday morning I heard some second-hand news (rumours, perhaps?) that 822 West Buckingham (above) was down to its last home, so I called @properties agent Tony Madonia to hear what makes him think it’s the one for a buyer.

Madonia called back this afternoon to say that the one unsold condo in the Lake View building is a top-floor, two-bedroom / two-bath unit priced in the $520s. The home is already built out and ready for immediate delivery, so you won’t be able to go your own way with custom finishes if you’re interested in the place. According to Madonia’s listing, the home has hardwood floors, Viking, Dacor and Bosch appliances, stone baths, a balcony, and roof rights. An attached indoor parking space is packaged with the home at no additional charge.

The other three units at 822 W Buckingham Pl sold from the $470s to the $650s earlier this year.

(Okay, these puns are not that funny, are they? What’s that? “Don’t stop,” you say? If you insist…)

831 W Buckingham Pl, ChicagoJust west of these homes is a similar four-unit building at 831 W Buckingham Pl (at right), where two two-bedrooms have dropped in price by $10,000 and are now selling in the $470s and $480s. The building’s third two-bedroom sold in June for $565,000, and its sole duplex sold in March for $699,000. Sudler Sotheby’s International Realty now handles the two remaining listings.

In July 2007, Sheila suggested both of these developments could benefit from the construction of Space Park, planned for 815 – 817 W Roscoe St. At that time, the Lake View Citizens’ Council was aiming for a summer 2008 opening, but now it appears the park will not be ready until spring 2009.
