Ever since CMK Companies‘ 235 Van Buren started to go up in the Loop, we’ve treated 1720 South Michigan a bit like yesterday’s news. The developer still has 35 unsold condos in the Brininstool & Lynch-designed high-rise at 1720 S Michigan Ave, including all 14 of its furnished models, so buyers have a wide selection of floor plans from which to choose, says Scott Hoskins, managing broker at CMK Realty.
A couple of the one-bedrooms for sale in the South Loop tower have city views to the north, three have eastern views, and several more have western views, Hoskins says. One-bedroom / one-bath floor plans start in the $190s, he says.
Two-bedroom / one-baths start in the $240s, and two-bedroom / two-baths start in the $330s. Prices top out in the $450s, the cost of a two-bedroom / two-bath penthouse on the tower’s 33rd floor.
Judging from the MLS, at least four one-bedrooms at 1720 South Michigan are up for resale from the $220s to the $300s, and at least 11 two-bedrooms have been relisted in the $240s to the $440s. Another eleven units are available for rent from $1,000 to $2,200.
1720 isn’t loaded with common spaces – Hoskins says CMK has helped buyers find good gyms in the neighborhood because the building doesn’t have its own fitness room, for example – but it does have building amenities like a 24-hour door staff and an on-site property manager. Spaces are still available in the tower’s heated garage for $36,900, Hoskins says.
