When it comes to the 101-unit Hartland Park development in Lincoln Park, most of Yo’s focus has been on Belgravia Group‘s townhome phase. What we rarely mention is the other active part of the project: Environs Development‘s 11 single-family homes at 2657 – 2726 N Hartland Ct.
According to Rubloff‘s Web site and newspaper ads, Environs is down to just one unsold home, a 6,300 square-foot seven-bedroom / 5.5-bath built on a 38-foot lot at 2730 N Hartland Ct. The $1.8 million brick home (seen at right and below, in pictures courtesy of Rubloff) features a two wood-burning fireplaces, a butler pantry, a wet bar, two laundry rooms, a mud room, a two-car garage with a roof deck, and a rear yard, according to Kevin Wood’s listing.
Nine other homes sold between December 2007 and December 2008 from $1.53 million to $1.86 million.
Meanwhile, Belgravia has just four of those aforementioned Hartland Park II townhomes on Hermitage and Schubert streets listed at present: three four-bedroom / 4.5-bath units with 3,074 to 3,362 square feet, priced in the $850s to $950s, and one 4,635 square-foot five-bedroom / six-bath priced at $1.35 million.
The brick-and-stone homes have 8.5-foot to 9.5-foot ceiling heights, two-car heated garages, and outdoor space on three levels. Belgravia’s standard packages included granite countertops, stainless-steel appliances, and marble bath tiles and shower walls, and Kohler fixtures. As of last summer, Belgravia was planning to finish off its remaining stock with upgraded finishes, so expect some slightly different features from unit to unit.
