Jameson's first Trio listings emerge

Earlier this month, agent Dave Mahoney said he expected few price reductions at Trio following the development’s shift from Coldwell Banker to Jameson, although he did anticipate RDM Development to “to be more lenient with offers” once buyers reached the negotiation table.

In at least one case, however, it looks like Jameson and RDM are offering a Trio unit at a lower price point than we’ve seen. Prior to this week, we’ve reported prices no lower than the $240s at the tower / mid-rise development at 650 – 670 W Wayman St, but Jameson now has one one-bedroom / one-bath listed in the $220s. That home and three others are the only ones the broker has listed on the MLS, and while there’s no concrete information about the units’ sizes or locations within Trio’s three buildings, it’s likely that all four are in its central building — the seven-story mid-rise at 660 W Wayman St. (All four unit numbers end with the letter “B,” the same letter designated for the middle building in thumbnails accompanying Trio’s floor plans. Plans for the “B” units are no longer available on the development’s Web site.)

Mahoney said a couple weeks ago that that mid-rise had just a handful of units left for sale, most of which were two-bedrooms priced from the $250s to the low $400s. The two two-bedroom / two-baths Jameson has listed are priced in the $270s and $380s, which falls within that range. A second one-bedroom with two baths is also priced in the $250s.

Matt Garrison of Coldwell Banker still has two mid-rise units listed for sale: a one-bedroom / one-bath priced in the $240s, and a 950 square-foot two-bedroom / two-bath priced in the $290s. At least six one- and two-bedroom condos are also available to rent from $1,400 to $1,900 a month.

Models in the mid-rise should be ready for viewing by the end of the month, according to Mahoney, while units in Trio’s tower should be finished and staged sometime in February.
