Sales update: Five two- and three-bedrooms left at The Vue in Lake View

The Vue, McHugh Development & Construction‘s new 22-unit, five-story mid-rise at 1550 W Cornelia Ave, sounds like it held its own in through a slow spring and summer. Contracts have come in at a pace of one a month since March, bringing the number of unsold homes at the Lake View building down to five, says David Wolf of @properties and the Wolf Residential Group.

According to a price sheet Wolf gave me this morning, those five units are:

  • An east-facing two-bedroom / two-bath home with 1,005 square feet, priced in the $380s
  • Two east- and west-facing three-bedroom / 2.5-bath homes with 1,770 square feet, priced in the $520s and the $570s
  • One northeast-facing three-bedroom / 2.5-bath home with 1,960 square feet, priced in the $670s
  • One northwest-facing three-bedroom / three-bath home with 2,203 square feet, priced in the $720s

There’s a chance that one of those prices could drop by next week, and although he wouldn’t go into specifics, Wolf did say that there are three different incentive packages ready for the taking at all the unsold homes.

All five homes are finished and ready for delivery, Wolf says. Assessments will run from $202 to $364 per month, depending on the home, and parking in The Vue’s heated garage is going for an additional $25,000 per space.

I toured one of those east- and west-facing units this morning. (In case you’re wondering, they run the entire width of the building, with views onto Ashland on the western side and terraces on the eastern side). Video from my walk-through with Wolf will be up on Yo later today.

In the video, Wolf says McHugh is so pleased with The Vue that they want to move forward with a similar building immediately north of it by the end of the year. They hope to have all of The Vue’s homes sold by then, but are open to renting out an unsold unit or two if necessary, he says.
