Sales update: Koenig & Strey advertises developer closeout at Old Irving Park gut rehab

A couple summers ago, Yo contributor Eric Borys walked into Old Irving Place, MK Development’s 72-unit gut rehab at 3701 N Kenneth Ave in Old Irving Park, and left thinking that the development was “a first class rehab” whose small units might cater to singles or couples without kids. “The classy/quaint look of the exteror is already apparent…No expenses are spared for the interior,” he wrote. Its model may have been, in Eric’s words, “TI-NY,” but it also was handsomely finished.

Koenig & Strey GMAC Real Estate calls the rehab Kenneth Court these days and has recently promoted a “developer closeout” on all its remaining units. I couldn’t suss out exactly how many homes were still for sale, but I did find listings for just eight two-bedroom / one-bath homes listed from the $190s to the $210s.

Kenneth Court, 3701 N Kenneth Ave, ChicagoAccording to Sam Tarara‘s listings, the homes feature custom balconies or decks, 42-inch kitchen cabinets, granite countertops, stainless-steel appliances, crown molding, marble baths, in-unit washers and dryers, and surround-sound wiring. The buildings themselves benefited from new roofing, plumbing windows, fencing, and electrical systems from the gut, according to old Yo posts.

Despite the lack of deeded parking spaces at the development, Eric noted that street parking isn’t a problem in the neighborhood, and residents have easy access to mass transportation right across the street in the form of the Grayland Metra station.
