The only thing that stood out to Mark when he passed by the eight-flat at 2444 W Diversey Ave in Avondale in May 2008 was a collection of signs draped and taped across the building’s brick facade. Broker banners shared space with “Beware of Dog” and “Posted: Keep Out” signs, making for one message-heavy piece of new construction.
At the time, the building’s developer was trying to sell these eight homes himself but had closed on just one unit. In the 15 months since, Coldwell Banker took over sales duties and pared back some of those signs, and Realtor Tony Hanas says he’s down to just two unsold condos at the building. It doesn’t pay to hide those homes, folks!
If you’re like the building’s other buyers and like the location — Hanas credits the building’s proximity to the Kennedy Expressway as a major factor in sales — then you have two very different homes to choose from. If you like duplex living, there’s a four-bedroom / 3.5-bath home with a ground-level entrance priced in the $420s. If you’d rather live upstairs and have access to the building’s rooftop, a two-bedroom / two-bath “penthouse” priced in the $360s might be your style.
According to Hanas, both units feature hardwood floors, cherry kitchen cabinets, Viking & Bosch kitchen appliances, limestone bath finishes, steam showers, whirlpool tubs, crown molding, wood-burning fireplaces, and private storage. Each unit comes with an outdoor parking space.
