Inside last weekend’s Trib was an ad for 3203 North Oakley, a 10-unit, new-construction condo building on the southern edge of Roscoe Village. We’ve seen this place before — as recently as November, Jameson Real Estate was marketing the building as Belmont Square and making some headway with sales, based on some of Mark’s old posts.
The new year has initiated a new game of musical condos citywide, with developments shifting from one broker to another, and this project appears to be playing along. Tim Sheahan of Century 21 Sussex & Reilly now has three listings in the building: a three-bedroom / two-bath priced in the $380s, a two-bedroom / two-bath priced in the $450s, and a three-bedroom / two-bath priced in the $460s.
By comparison, the five two- and three-bedrooms Robert Munds of Jameson was marketing in November were priced no lower than the $440s, and went up as high as the $490s. It’s possible that a home or two on the high end of the price range have sold off in the past two months (although Cook County records show no recent sales at the address), but it’s certain that prices have dropped on the low end.
It makes sense that Sheahan has picked up this property, based on his prior work with its developer, O’Flaherty Builders. O’Flaherty is also behind recent projects like the Rowhomes on Stave in Logan Square (which transitioned last fall into rental properties), and 4616 North Kenmore in Uptown, which Shehan’s group is marketing.
According to Sussex & Reilly’s write-up, the homes at 3203 North Oakley have kitchens with granite countertops, walnut cabinets, and Viking appliances, baths with stone finishes and showers with body sprays and steam, hardwood floors and crown moldings throughout, and private balconies and access to common roof decks. The building has a heated garage, but it’s not clear from the ad and the MLS listings whether spaces come with the homes or sell for additional fees.
