Domus approaching sellout on 2 of 3 West Loop projects

We posted on West Loop lofts yesterday, noting that the converted commercial buildings – once the staple of West Loop development – have given way to a flurry of new-construction mid-rise and low-rise projects.

Competition is tougher for these developments, but when we checked in on several four-story condo projects on Monroe Street by Domus Group, LLC, two of the three were approaching sellouts.

Only three condos remain for sale at Nine-Five-Five, a four-story brick condo project with 12 units at 955 W Monroe St, according to Julie Swan, a sales agent with Domus Group, LLC.

Prices on remaining units range from the $460s to the $550s. All of the condos have two bedrooms, two baths, and 1,400 to 1,500 square feet. Four units are occupied, and Swan expects construction to be complete in about two months. The two retail spaces on the ground floor have not yet been leased.

Only one unit remains for sale at The Flats on Monroe, a 52-unit Domus project at 1031 W Monroe St. The three-bedroom three-bath condo with a balcony and private two-car garage is priced at $679,000.

Just east of The Flats on Monroe, a newer Domus Group project1010 West Monroe, has all 15 of its condos for sale.

The units at 1010 W Monroe St will be about 1,600 square feet, and prices range from the $480s to the $580s, Swan says.
