Back in September, Jameson Real Estate agent Michael Downing said that the next person who signed a contract at 3255 North Paulina would get a $20,000 discount. Someone just beat all of you to that offer, and Downing says the mid-rise’s developers aren’t advertising a similar deal for the last unsold unit.
Maybe they don’t need to. According to Redfin, the price of the one remaining unit at 3255 N Paulina St in Lake View – a two-bedroom / two-bath on the southwest corner of the building’s third floor – dropped by about $35,000 six weeks ago, from the mid-$560s down into the high $520s. Whether it’s an advertised or not, that’s still a discount in my book.
The floor plan for unit 3W (below) shows a 25′ x 22′ living / dining area, a 20′ x 16′ master bedroom with walk-in closet and adjoining master bath, a 13-9″ x 12-3″ second bedroom across from a second bathroom, and a 9-9″ x 8-9″ wraparound kitchen with a bar. A balcony opens to the south, overlooking the building’s parking garage and rear alley, and also has a small view to the west.
Downing says the price of garage parking has been cut in half, from $25,000 to $12,500. Monthly assessments come out to around $145, according to the unit’s MLS listing.
The nine-unit building is just around the corner from the three-way intersection of Belmont, Ashland and Lincoln avenues, and just an eight-minute walk to the Southport corridor by Google’s estimates. The Addison and Southport Brown Line stations are both within about a 10-minute walk of the front door, and Wrigley Field is less than 15 minutes away by foot and bus.
