Sales update: One Phase II home, seven Phase III homes for sale at Cornelia Court

With construction continuing on Cornelia Court‘s third round of townhouses, it sounds like Anchor General is eager to close the book on the development’s second phase.

Just one unit from Phase II – a two-bedroom / 2.5-bath “Cornelia” townhouse (PDF) located at 3007 W Cornelia Ave – is still for sale, according to Gale Goldstick of Coldwell Banker Residential Brokerage. The three-story home, which has 2,242 square feet of floor space and a two-car garage, had been priced as high as the $490s last year, but is now selling in the $440s.

The home has served as Cornelia Court’s model for a while now, and as a result has received several upgrades since opening to the public. Over the past year, it has received window treatments, crown molding, a custom fireplace mantle, upgraded bedroom carpeting, upgraded light fixtures and custom painting, Goldstick says. The home is available for immediate delivery.

A new model for Cornelia Court’s third phase — the 2,242 square-foot, three-bedroom / three-bath “Addison” (PDF) – should open by mid-February. Three of those homes, along with two “Cornelias” and a couple of 2,904 square-foot “Bentleys” (PDF) are still for sale from the $500s to the $640s. Phase III’s homes are nearing completion, and some can be ready for delivery in 30 days, Goldstick says.

We’ve wondered whether Avondale would have a rough go of it in today’s market, but Goldstick says things aren’t too bad, noting that three Cornelia Court homes closed last month. Two of those are showing up in the latest Cook County sales records: a couple of 2,904 square-foot “Bentleys” sold in the $620s and $570s.
