Based solely on what I can see through Redfin and county records, Astoria Tower has seen a steady stream of buyers come through the building in recent months. In the past six months, at least 23 condos have closed; six more are under contract and either close to closing or contingent on the sale of the buyer’s current home.
Those 23 closings, recorded between February 10 and July 29, include:
- One 527 square-foot studio priced in the $210s.
- Ten one-bedroom / one-baths with 577 to 823 square feet, priced from the $150s to $240s.
- Three one-bedroom / two-baths with 852 to 993 square feet, priced from the $240s to $380s.
- Eight two-bedroom / two-baths with 1,073 to 1,141 square feet, priced from the $320s to $540s.
- One 1,563 square-foot three-bedroom / two-bath priced in the $570s.
Those sale prices are all right in line with the list prices for the 28 Astoria Tower condos currently on the MLS. Parking spaces at last check were selling for an additional $34,800.
Astoria Tower, 8 E 9th St in the South Loop, is a 30-story high-rise comprising 241 condos, a spa level featuring a pool, whirlpool, sauna, exercise and massage areas, and rooftop decks, and amenity spaces like a private home theater, billiards / recreation room, and golf simulator.
Homes at Astoria Tower feature 9-foot ceiling heights; hardwood floors in the main living areas and carpet in all bedrooms; baths with granite vanity tops, soaking tubs (per plan), and glass-enclosed showers (per plan); kitchens with 42-inch custom cabinets, stainless-steel appliances, and granite countertops; and private balconies (per plan).
