Here’s another project that’s listed on NewHomeNotebook.com, but that has never graced the pages of Yo. LakePointe Development’s eight-unit building at 2663 N Ashland Ave in Lincoln Park has three three-bedroom / 2.5-bath units available, according to Rachel Krueger of Coldwell Banker Residential Brokerage. All three units have 2,125 square feet of living space, and they all feature private outdoor space.

The units come with stained white oak floors throughout, crown molding, gas-starting wood fireplaces, in-unit front-loading washer and dryer, and a standard package of Wolf, Sub-Zero, Bosch appliances and Kohler, Grohe, and Toto fixtures.

The second-, third- and fourth-floor units are priced in the $620s, the $650s and the $670s. Krueger says these units have been on the market since February of 2007, and the developer hasn’t dropped the prices or offered any other incentives. One garage parking space is included with each unit.

Looking at these units within the context of Lincoln Park, Lehmann Court has two-bedroom / two-baths starting in the $540s; 1,500 square-foot two-bedrooms at 2736 North Southport start in the $620s; and 2668 North Halsted, which I wrote about yesterday, has two-bedroom / two-baths starting in the $480s.

  • The Lehmann Ct top floor penthouses (4th fl) in the most recent block (2708 I believe) (1600 sq ft with private roof deck one floor up) are not selling and prices are dropping. 4S was recently listed at 612k, but now is down to 587k (with one parking place indoors that some other realtor has listed separately so the condo price could be brought down to 565k or sthing). The duplex down was sold for 740k and a worse one in the first delivered block (2702 I think) is for hopeless sale at 759k (which was the listed price for duplex downs). I would be interested in views from readers on why a 4th floor walkup with roof deck and unobstructed views (onto a P.O. parking lot, granted) would not sell – is this too high to walk up – thks
