Last December, Patrick posted a write-up about Ardmore Academy Rowhomes, Byrne Development Group’s townhouse project in Magnolia Glen. Save for a mention in this week’s North Side townhouse list, we haven’t said anything else since.

It turns out that only one of those townhouses is still for sale: a 2,100 square-foot three-bedroom / 3.5-bath at 1409 W Ardmore Ave. The home is priced in the $590s, which suggests a price drop of approximately $20,000 since Patrick’s post. Byrne has swapped out marketing teams since then, too – Sudler Sotheby’s was in charge of the project in February, but John Wyman and Dawn Wyman of Coldwell Banker Residential Brokerage are overseeing the sale of this last home.

I won’t dare call the home “massive” or “most unique,” but it has 2,100 square feet and comes with crown molding, Viking and Bosch appliances, Canac cabinets, granite countertops and backsplashes, two rooftop terraces, and garage parking. To our knowledge, it’s the only active townhouse project in the Edgewater community area at the moment.

Another Byrne project, the three-unit Farwell Beach Condominiums at 1223 W Farwell Ave in Rogers Park, is down to its last unsold home, a 1,750 square-foot, three-bedroom / two-bath priced in the $420s, says John Wyman. It has most of the features you’d expect in a new construction condo – granite countertops, stone baths, hardwood floors throughout – but Wyman was eager to point out that it also has wood-framed windows instead of the vinyl or aluminum windows you find elsewhere. That screams “maintenance” to me, but I could be wrong. After all, the main reason the ones in my old apartment wouldn’t budge was because they were caked in layers of white paint.

The condo has a deck and comes with two parking spaces.
