This muscular 12-unit condo building at 6124 N Broadway in Edgewater was first introduced to Yo about a year ago, but move-ins didn’t begin until May. Now, six months later, 10 of the 12 homes have been sold, leaving just two available two-bedroom / two-baths.
The first, a 1,350 square-foot, fifth-floor condo priced in the $310s, has been finished out except for the kitchen, which is still customizable, according to Robert Robert Bialkowski from Rubloff Residential Properties. The other unit is slightly larger, with about 1,400 square feet of living space, and it’s priced in the $320s. That home has been completely finished with Bosch and LG appliances, marble backsplashes, and California closets, Bialkowski says.
The nearest new development that’s offering comparable two-bedrooms in Edgewater is The Granville, the 160-unit development at 6238 N Broadway, where two-bedroom / two-baths are priced from the $270s to the $340s. Listings for those two-bedrooms in The Granville don’t include square footage, so I can’t do a direct price-per-square-foot comparison between the two, but we can compare monthly assessments.
In a September Yo post about The Granville, I wrote that monthly assessments would run between $220 to about $300 for two- and three-bedrooms, whereas buyers in 6134 North Broadway will only pay about $175 per month assessments, according to Bialkowski. Both buildings have elevators, and residents will have access to a common roof deck in both developments, but I can’t find much else for those assessments to go toward beyond utilities.
Garage parking at both developments is priced at $25,000. Outdoor parking is also offered at 6124 North Broadway for $10,000.
