Sales update: Two one-bedrooms, five two-bedrooms available at Zen

Meditate on this: If slow and steady wins the race, Zen is on pace to a big victory one of these days.

Construction wrapped on the 82-unit mid-rise, located at 225 S Sangamon St in the West Loop, in mid-2007. Sales at that time had already reached the 80-percent mark, and by the time I went on my West Loop “Joewalk” in February, only 12 units remained on the market.

Oculus Development has succeeded in selling off a handful of homes over the past nine months and can now boast about hitting the 90-percent milestone. According to Rich DiVito of @properties, just seven of Zen’s condos are still for sale: two one-bedroom / one-baths priced in the $280s and $290s, and five two-bedroom / two-baths priced from the $350s to the $400s.

All of the homes have floor-to-ceiling windows, hardwood floors, Italian cabinetry, stainless-steel appliances, granite countertops, and balconies. Building amenities include a door staff, a fitness room and storage space. Garage parking is available for $29,500 per space.

The units can be ready for delivery in 30 to 60 days, DiVito says.

No resales surface in an MLS search of Zen’s address, but one two-bedroom rental is listed at $1,899 per month.

Looking around at some of the neighborhood’s similar new-construction homes, the 40 or so remaining one- and two-bedrooms at Emerald are priced from the $290s to the $520s, and one- and two-bedrooms at Mod range from the $270s to the $440s. On the larger and higher end, two-bedrooms at CA23 start in the $650s.
