“The area has been hit hard, and we’re keeping pace with price reductions,” Rubloff agent Michelle Browne says of the last three-bedrooms available at BLU 44, the eight-unit, new-construction development at 4450 – 54 S St Lawrence Ave in Grand Boulevard. “They’re moving down, just as everything else is moving down.”
Rubloff and developer Mark Construction reduced prices at BLU 44 in August, cutting the prices of the three-bedroom / two-bath condos by as much as $24,000 in at least a couple of cases.
One home appears to have gone under contract since that time but has not closed. Another two – a first-floor unit priced in the $230s and a top-floor unit priced in the $260s – remain unsold. The developer is “open to all reasonable offers” on those last two units, Browne says.
For all its features and finishes, one thing stood out to Yo contributor Joel when he came across BLU 44 in mid-2007: Rubloff at that time promoted the inclusion of “security cameras for each unit.” There’s no mention of cameras these days, but Redfin’s profiles of both units do mention a security system of some sort. And speaking of security, Browne says the homes both come with “secure” parking spaces.
The condos have granite countertops, stainless-steel appliances, gas fireplaces, in-unit laundry, and outdoor space. Assessments are estimated at $175 a month.
