Shark bites: Tasty treats near Lincoln Park's North Pond

CondoShark slipped into Diversey Harbor the other day with plans to grab a bite at the Lincoln Park Zoo. Before he got there, however, the unmistakable smell of a deal wafted in from across the North Pond. “That smells like 26 percent off,” he said.

Unit #3A at Roslyn Place II, 444 W Roslyn Pl, has seen the biggest drop in list price by percentage of any home currently for sale in Lincoln Park. It went on the MLS around this time last year for $1.15 million, and steadily dropped throughout the year to its current list price in the $840s.

Belgravia Group completed the gut-rehab of this 15-unit building back in 2005. The project won both a Gold Key Award from the Home Builders Association of Greater Chicago for excellence in housing design and a Good Neighbor Award for outstanding contributions to Chicago area communities from the Chicago Association of Realtors.

The unit in question, listed by Therese Waldron of Coldwell Banker, features private elevator access in the foyer, hardwood floors, crown molding, granite kitchen countertops, a fireplace, washer / dryer hook-ups, and an office with built-in bookshelves. Two parking spaces are included with the homes.

Association fees are $501, and 2008 taxes came out to around $11,195, according to the listing.
