So which homes WILL deliver in 2010?

The way I interpret it, when Gail Lissner says “there is no more pipeline” for the neighborhood in 2010, she’s talking about construction timetables, not the availability of new homes come Jan. 1, 2010. It’s very likely that many of the completed, unsold units on the market right now will still be for sale next year, as will those that are nearing completion and will be ready for occupancy by Dec. 31 of this year. Lissner’s simply saying that, as of this week, no developer in the South Loop appears on pace to add any more finished homes to the market beyond that date, that’s all. If there’s an inference that no new homes will be for sale at all come 2010, or that no one has any hopes of building there in the future, I’m not seeing it.

So which downtown developments will definitely be opening up in 2010? According to Lissner – via a column by Chicago magazine’s Dennis Rodkin – there are three, all located in the River North and Magnificent Mile areas:

Unless someone else gets a move on, Lagrange and Pappageorge / Haymes will have 2010 all to themselves.

The three developments will have a combined total of 656 units priced from the $480s (the starting price for a one-bedroom at Walton on the Park) up to $13 million (the cost of a Ritz-Carlton penthouse). About 75 percent of Ten East Delaware’s homes at last check, while approximately half of Walton on the Park and Ritz-Carlton have sold.
