State Place 65% sold, nears delivery

State Street Associates, LLC has sold 65 percent of the units at State Place, a block-long mixed-use development in the South Loop, and expects first occupancy at the project late this year.

The 243-condo development includes a luxury 24-story tower, three mid-rise buildings and a variety of retail shops.

“State Place is its own community within city limits, stretching a full block on State Street from Roosevelt to 11th,” said Michael A. Tobin, CEO of State Street Associates, LLC, a partnership of Mesirow Stein Real Estate, Inc., Near North Properties, Inc., Northern Realty Group, Ltd. and the Canyon Johnson Urban Fund, LP.

The “terrace residences,” in the mid-rises have two or three bedrooms and two baths, priced from the $380s to the $650s.

“The Terrace Residences have oversized balconies overlooking the private terrace gardens, and terrace penthouses feature wrap-around outdoor living areas,” said Judy Howard, a sales associate with Rubloff Residential Properties, which is marketing the development. In addition to three-quarters of an acre of gardens, State Place also has an outdoor pool and sundeck. Other amenities include valet cleaning, 24-hour door staff, a guest suite for overnight visitors, a receiving room, a business center and a hospitality room for entertaining.

The “tower residences,” at 1111 S. State, have one to three bedrooms, one or two baths and 791 to 1,412 square feet, base priced from the $280s to the $510s. The highrise also offers penthouses with two or three bedrooms, two to 3.5 baths and 1,874 to 2,511 square feet, priced from the $840s to $1.145 million.

Features in State Place condos include granite countertops and back splashes, oak or maple cabinets, luxury appliance packages and hardwood floors living areas. Every unit also has a wall of windows that frames panoramic city and garden views.

“Although State Place is set in the bustling South Loop, the gardens provide residents with a quiet oasis where they can escape the rush of the city around them,” said Tripti Kasal, vice president and managing broker of Rubloff Residential Properties’ South Loop office.

And the commercial component at State Place promises to make the residences among the most convenient in the South Loop. The complex includes a full-service Walgreen’s, a 26,000-square-foot Multiplex Clubs health club with spa services and a Charter One Bank. The Shops at State Place will total of 65,000 square feet of ground-level retail shops, restaurants and boutiques when finished.
